The Trend Continues . . .

For the month of March 3,233 available units reflected the lowest March inventory levels since 2006 and left the months of supply just above one month, firmly in the seller’s territory. While conditions are not as tight as last March, low inventory levels leave purchasers with limited choice, once again driving up home prices.

If you are thinking of selling, now is as good as any to get top dollar.

Low Inventory

The level of new listings in January fell to the lowest levels seen since the late 90s. While new listings fell in nearly every price range, the pace of decline was higher for lower-priced properties. At the same time, sales activity did slow compared to the high levels reported last year. As of January, the benchmark price reached $520,00, 5 per cent higher than last January, but still well below the May 2022 high of $546,000.

Similar conditions are being felt in both Valley Ridge and Crestmont communities. With only 14 homes listed in total for both communities, it is a great time to consider selling. Give me a call and we can discuss next steps.

The decline of inventory in the latter part of 2022 continued in December making it the lowest level of inventory reported for December in over a decade. This trend continues in both Valley Ridge and Crestmont with an incredible low level of active listings. I have never seen such low numbers in either community since moving to the community in 2010.

Stats for Valley Ridge and Crestmont

Once again, if you are considering selling, now is the time. The inventory is extremely low right now in the entire City of Calgary. Currently around 1200 single family homes; 700 apartments and 460 townhouse/semi-detached properties listed. It is the ‘right time’ to call me!

Here are the stats up to November 14, 2022 for the communities of Valley Ridge and Crestmont.

This has to be a first – zero listings in Crestmont. If you are thinking of selling, this is the perfect time. With zero inventory, the potential is high that you will have a quick sale. The inventory is low in Valley Ridge as the stats below indicate.

This applies to the city of Calgary where the inventory is dropping weekly. As of November 14th, 2022, there are less than 1600 detached homes for sale and less than 1500 condos/townhouses/attached listed.
